Roof Coating Project in Florida Receives Award
WEST MELBOURNE, FL - April 20, 2011 - American WeatherStar recently announced the second recipient of the 2011 “Spotlight On Excellence” as the Healthcare Facility, West Melbourne FL, which was recently completed by Southeastern Coatings & Waterproofing. Southeastern Coatings & Waterproofing installed American Weatherstar's Elastomeric Coatings and TPO Single-Ply System to a 48,000 square foot Healthcare Facility. The job was sponsored by PFRI Services, Rick Napper.
This project in West Melbourne, Florida brought a unique opportunity to Southeastern Coatings. David Anderson, with SEC, has worked with this client, a healthcare facility owner for several years. SEC has installed several of American WeatherStar's coating systems on roofing projects throughout Florida. After an infrared scan by PFRI Services, this roof assembly was determined to have moisture in approximately 50% of its insulation, which would require a tear-off. Southeastern Coatings has been applying roof coatings for ten years, but a tear-off and re-roof is outside of their expertise.
To assist in this project, Southeastern brought in another American WeatherStar Dealer, Bruce Goodman's company, Simonelli Brice in Orlando. Simonelli Brice specializes in single-ply TPO installation. Bruce helped design the process to tear-off the wet areas of Modified Bitumen, install a tapered ISO insulation system to remove ponding areas and install AWS 60 mil TPO fully adhered to the insulation board. The specs had to meet Florida state guidelines for wind uplift plus follow code to mechanically remove ponding water from the new TPO.

As the TPO crew completed their portion of the project replacement, Southeastern Coatings' crew came in and installed the AWS urethane coating system on the other 50% of the roof where moisture content was not an issue. The coating system consists of a base coat and two top coats. This coating is also bright white like the TPO and holds up well even under ponding water.
The benefit of this hybrid system to the building owner is Southeastern Coatings' ability to offer a substantial savings in portions of the roof assembly where a coating system was appropriate while having the wet areas removed and replaced with our TPO membrane. We were able to offer the customer a complete Labor and Material Warranty from American WeatherStar for their 48,000 sq. ft. facility.
